Question Details: My landlord emailed me yesterday morning to say she is bringing people around to the house later that morning as she has given notice. I didn't get the email until that night when I got home from work and she had already taken people through. Can she do this?

There is no set amount of notice your landlord has to give, but there are some rules, and it sounds like your landlord has not followed those rules.
Your landlord can show the house to a prospective buyer or tenant if you have given her your permission. You are not allowed to be unreasonable and refuse permission, but you can set some reasonable limits conditions, and she may only enter at a reasonable time.
In your circumstances, your landlord may be in breach. Although she sought your permission (via the email), you had not had given it to her before she showed the people through.
You might want to remind your landlord of these legal obligations. If you and your landlord can't sort this out by communicating together, try calling the Department of Building and Housing on 0800 TENANCY and consider using the mediation service.
